Rents in Nashville up 37 percent in three years

It’s no secret Nashville is the growth center of Tennessee – to the point one popular meme carries the message that the city is full and not accepting any more residents.

A great job market and growth in incomes has spurred the influx of new residents, which in turn leads to a need for more housing. Where there is demand, there is also a strong likelihood of price increases, especially when demand is outpacing availability. Check out this story from, WTVF about the increase cost of living and how it’s not expected to get any less expensive to move to the Music City.

Some significant tinkering going on under the hood

We’re updating the site and our print edition for the next edition of Rent List magazine of Northeast Mississippi, and while we’re at it we’re making some significant changes under the hood of our website, so to speak. We’ve installed new SEO software and have been completely updating each listing. You may not see the changes, but search engines will. Also, we’ve made a big adjustment on our server to significantly speed up our website and improve listing and search load times.

This is probably a lot of info no one really cares about (except the properties listed on our site, of course), but we just wanted to share the details of what’s going on behind the scenes here. We are not one of the big national listing outfits (which is really pretty much just a couple or three companies that own the big domains and have the same info across each site) and don’t have their resources. Of course we’re not spending our money on has-been actors in cheesy commercials, either, but that’s a rant for another post. Anyway, just know we may be small, but we’re doing everything we can to provide the best, most personal listing information to you, the renter, in the part of the country we know better than anyone else.

We’re working on our map loading; it has a bug and we’re trying to find it

So, the search map on our website seems to have a mind of its own. It wants so desperately to show you all of the great listings on our website that it can’t seem to grasp the fact that if you’re searching in Tupelo that maybe, just maybe, you aren’t interested in what’s listed in Oxford. Yeah, it’s a bug of some sort and we’re working to find the problem and get it fixed. We hope to have a report soon that we’ve found the bug, squashed it, cleaned it up and made the map (and the end-user experience) happy again.

It’s a “Top 19” list that no apartment community marketer would want to reference

Of all the rental property lists we’ve seen in recent years, this is one that no marketer would want to be on.

The Memphis (Tenn.) Police Department released statistics, as reported by TV station WMC, revealing that during a three-month period the department received almost 1,000 calls from 19 apartment complexes in the city. One property in particular took home first place, if that’s a prize, for the most calls during that time – 141 calls. That’s around 1.56 calls per day, which technically isn’t possible, but still.

Either way, this is the kind of PR that will give marketers nightmares. Suffice it to say, this probably won’t be found on their brochures.

The world’s most expensive apartment

They say you get what you pay for, but this is, wow. We might have to count our loose change to see if we can cover this one. Take a look at this story from Forbes on a $335 million, 31,500-square-foot apartment. It’s in Monaco, not Tupelo, and that’s probably a good thing. That might not exactly fit the market around here. But, just for fun, take a look at what a cool $335 mil will get you.

Fortunately, the living around here is a little more on the affordable side. Take a look through our website to see some rental rates that will not leave you with major indigestion.
